Provides project management for single or multiple projects, so that project work is completed on or ahead of schedule, on or under budget and client and associated parties (i.e. Architect, engineers, etc.) are delighted with the final product.
DUTIES AND RESPONSIBILITIES: (Below is a brief summary of the position)
- Provides construction criticism and looks for teaching and training opportunities for project team members
- Instills a winning communication style with a team – “Get it Done Attitude”.
- Champion company policies and procedures. Offer improvements.
- Promotes and motivates working relationships within Eagle to be productive.
- Participate in sales presentations with Business Development as requested
- Build and maintain relationships with new and existing clients.
- Forward leads to Business Development and Group Vice President.
- Contacts Resources, Prospective Clients, and Existing Clients to identify Suspects (i.e. leads)
- Obtains required information about Suspects
- Complete actions (RFP, interview, etc.) that leads the client to commit
- Manages client expectations and the client relationship
- Schedules and leads Hand-off meetings and other startup meetings (accounting kickoff, logic review, etc.) upon contract award
- Manages design/pre-construction phases of negotiated or GMP projects
- Generates master schedule of activities for negotiated/GMP projects
- Conducts subcontract/vendor scope interviews prior to subcontract award
- Manages job start up and schedule planning through project completion and closeout including use of appropriate tools
- Identify and implement cost and time saving measures during purchasing.
- Schedule and lead weekly project team meetings and client meetings.
- Leads and participates in schedule logic reviews, weekly project team meetings, mid-project review, client meetings, and other necessary meetings required to effectively complete the project
- Writes Vender Contract Drafts.
- Monitors subcontractors and performance in compliance with contract and standards.
- Champions and ensure timely closeout including Owner/Architect punch list
- Schedules and monitor eleven month walk thru with client
- Secures final bonds and security returns
- Completes any lien waiver, HUD requirements, or other closeout activities
- Conducts post-mortem meeting
- Prepares project records for storage.
- Responsible for resolving warranty issues.

- Bachelors degree in 4 year construction management, engineering or related field or equivalent experience
–Knowledge and Experience:
- 5 years project management experience
- Project Criteria-incumbent does not need to have all three 3 areas satisfied for promotion/selection into this position.
- Project complexity (Design Build, schedule driven, extensive pre-construction activities, GMP, product type (i.e. number of units, MEP process, multi-story, etc.)
- Client complexity
- Size and Quantity of Projects. The ability to handle a project greater than $20 million or the ability to handle multiple projects simultaneously.
